Roof Insurance Discounts in Florida: What Qualifies

👋 Hi, I’m the Hytz Roofing assistant. Short answer: yes, Florida homeowners can get insurance discounts for roof features that stand up to wind. A new roof alone doesn’t earn a discount. The discount comes from the wind-mitigation features your roof has, and those get documented on an inspection form your insurer reviews. Here’s what counts, how to claim it, and how to plan a roof project so you don’t leave savings on the table.
TL;DR
- 📋 Florida discounts are tied to specific features: roof covering, roof deck attachment, roof-to-wall connections, roof shape, secondary water resistance and shutters.
- 💬 Discounts apply to the windstorm part of your policy only, and the amount depends on your home. Your agent can tell you what to expect.
- 🔍 A qualified inspector documents the features on the Uniform Mitigation Verification Inspection Form, and you send it to your insurer.
- 🏠 The My Safe Florida Home program offers free inspections and matching grants for eligible homeowners.
- 🛠️ Plan your re-roof so the features get built in and documented the same year.

Does a new roof lower your insurance in Florida?
Not automatically. That surprises a lot of people. Your insurer doesn’t look at a roof’s age or color and cut your price. It looks at documented features that reduce hurricane losses.
The Florida Department of Financial Services says the discounts depend on the mitigation features built into the home, and the amount varies by the features your home has. A new roof is the best chance to add those features. Done the right way, it can qualify for several at once.
Two things to keep in mind:
- The discount applies only to windstorm coverage, not to the whole policy.
- The size of the discount differs by home and by insurer, so there is no single number we can promise you.

Roof features that can qualify for a discount
According to the state’s consumer guide on premium discounts for hurricane loss mitigation, these are the features insurers can credit. Here they are in plain words, with what each means on a Tampa Bay roof.
| Feature | What it means | Where a re-roof helps |
|---|---|---|
| Roof covering | Shingles, tile or metal that meet Florida Building Code standards, or a reinforced concrete roof deck | New covering installed to current code |
| Roof deck attachment | Decking nailed with the nail size and spacing code requires | Re-nailing the deck when old roofing is torn off |
| Roof-to-wall connection | Clips, single wraps or double straps tie the roof frame to the walls | Upgrading connections while the roof is open |
| Roof shape | A hip roof qualifies | Set by the home’s design, not something a re-roof changes |
| Secondary water resistance | A barrier between the shingles and the roof deck | Adding a sealed layer under the new covering |
| Shutter protection | Certain intermediate and hurricane protection types | Separate from the roof, but part of the same form |
Roof covering
The covering is your first line of defense. A covering that meets the current Florida Building Code, or a reinforced concrete roof deck, can qualify. If your roof was installed years ago, it may not meet today’s standard. A replacement built to current code gives you the best shot.
Roof deck attachment
This one is hidden. It’s how the plywood or decking is nailed to the rafters. The state’s list names specific nail size and spacing that meets code. You can’t see it from the ground. When the old roof comes off, a crew can check and correct it. Once the new roof is on, it’s covered.
Roof-to-wall connections
High winds try to lift a roof off the walls. Clips, single wraps and double straps are the connectors that hold it down. Each type is rated differently on the form. Upgrading them is a structural job, so it’s best planned with your roofing project.
Roof shape
A hip roof, which slopes on all four sides, qualifies. A gable roof doesn’t earn that particular credit. You can’t change your roof shape cheaply, so don’t worry if you have a gable. Other features can still earn you credit.
Secondary water resistance
This is a barrier between the shingles and the roof deck. If wind strips off some shingles, it helps keep water out of your home. It’s on the state’s list of qualifying features, and it’s another item you can add during a replacement.

Shutters
The form also covers certain shutter protection types, including intermediate and hurricane protection. They’re not a roofing item, but they’re part of the same inspection. Mention them to your agent when you ask about your total discount.
How the wind mitigation inspection works
The process is simple. 📋
- Book an inspection. A qualified inspector looks at your home and photographs each relevant feature.
- Get the form. The inspector records what they find on the Uniform Mitigation Verification Inspection Form. The state describes this inspection process on its mitigation page.
- Send it to your insurer. You give the completed form to your insurance company. They review it and decide which discounts or credits apply.
- Check your new premium. Ask your agent how the credits changed your windstorm premium.

When to schedule it
The best time is right after a roof replacement, while the work is fresh and your contractor can tell you what was installed. It’s also smart to schedule one if you’ve never had an inspection, or if you’ve added shutters or connection upgrades. Our article on how to claim wind mitigation credits at roof replacement covers the timing in more detail.
How much can you save?
I wish I could give you one number. Here’s the honest picture. The state says discounts apply only to windstorm coverage, and the amount depends on the features in your home. It recommends you ask your insurance agent or company how much of a discount to expect.
That means two homes on the same street can see different savings. Things that move the number include:
- How many qualifying features your home has
- Which type of connection or covering you have
- Your insurer’s own rating of each feature
- The windstorm share of your premium
A good habit: before you sign for a roof, ask your agent which upgrades they credit most. Then ask us to build those into the estimate.
Plan your roof project around the discounts
A roof is a big spend, so it’s worth planning. Here are the published ranges on our site.
| Roofing system | Published range |
|---|---|
| Roof replacement | $9,000 to $30,000 |
| Metal roofing | $15,000 to $45,000 |
| Tile roofing | $18,000 to $50,000 |
Your final price depends on your roof’s size, pitch, materials and what we find under the old roofing. You can see how we break it down on our roof replacement cost guide. Our estimates are itemized, so you can see what each upgrade adds.
Metal and tile
Both are popular in Florida for their durability. If you’re comparing them, see our pages on metal roofing in Tampa and tile roofing in Tampa. Whichever system you pick, ask us to document the deck attachment, connections and secondary water resistance, so the inspector can verify them.
Repairs
Not ready for a full replacement? Small fixes still matter. Our roof repair services range from minor shingle repair at $150 to $400 to roof leak and flashing repair at $350 to $900. A sound roof is easier to insure and easier to inspect.
My Safe Florida Home: a grant that can help
The My Safe Florida Home Program gives eligible homeowners free hurricane mitigation inspections and matching grants. For every $1 you spend on improvements, the program provides $2 up to $10,000, with exceptions for low-income homeowners.
Eligibility, according to the state, includes:
- A homestead single-family home or townhome
- Insured at $700,000 or less
- Initial construction permit issued before January 1, 2008
- An acceptable hurricane mitigation inspection after July 1, 2008
Funding rounds and application windows change from year to year, so check the program’s official page for the current status before you plan around it. We also perform My Safe Florida Home inspections, and we can help you understand which improvements fit your home.
After a storm: protect your discounts and your claim
Storm damage can change what your inspection form shows. Missing shingles, lifted decking or damaged connections can all affect your roof’s features. If a storm hits:
- Stay safe and keep off the roof.
- Take photos of the damage from the ground.
- Cover openings if you can do it safely, or call us for emergency help.
- Contact your insurer to start a claim.
Our guides on immediate steps after wind damage and hurricane roof repair in Tampa walk you through it. Storms also hit other systems. If your air conditioner took a beating, this guide on storm damage to an AC unit explains how to restart it safely and protect your claim.
We help with insurance claims from start to finish. See how it works on our insurance claims page. After repairs, ask for a fresh inspection so your insurer has an accurate form.
Other ways to lower your premium
The state’s shopping tips are simple: ask your insurance company which discounts you may qualify for. Hurricane-loss mitigation improvements, such as specific roof coverings or connections and shutters, may result in a discount.
A short checklist:
- ✅ Ask your agent for a list of every wind-related discount they offer.
- ✅ Get an inspection so the form reflects what your home really has.
- ✅ Send the form to your insurer whenever you make an upgrade.
- ✅ Keep your roof in good repair. If your roof’s age is a concern for renewal, read how to beat a roof age nonrenewal.
Our perspective
We see the same pattern every season. Homeowners replace a roof, feel great about it, and never send updated paperwork to their insurer. The roof is stronger, but the premium doesn’t change.
Our view is simple: a roof in Tampa Bay should be built for wind, and the paperwork should prove it. That’s why we install to current Florida code and talk through deck attachment, connections and secondary water resistance before we start. As a GAF Master Elite® Contractor, we back our work with manufacturer warranties, and we can tell you exactly what went on your home.
We don’t promise a specific discount. Your insurer decides that. What we can do is make sure the work is done right, documented, and ready for an inspector. Then you can take the form to your agent with confidence.

FAQ
Do all Florida insurers have to offer wind mitigation discounts?
Florida’s discount program is built around features that reduce hurricane losses, and insurers review the inspection form you submit to decide which credits apply. The exact credit differs by company. Ask your agent for the details on your policy.
How can I lower my homeowners insurance in Florida?
Start by asking your insurer which discounts you may qualify for. Then get a wind mitigation inspection and send the completed form. Upgrades such as qualifying roof coverings, stronger connections and shutters may lower the windstorm part of your premium.
What is the Florida $10,000 grant for homeowners?
It’s the My Safe Florida Home Program. For each $1 you spend on eligible improvements, it provides $2, up to $10,000, with exceptions for low-income homeowners. Eligibility rules apply, including homestead status and a construction permit date before 2008.
Does a hip roof get a discount?
A hip roof is one of the features that can qualify under Florida’s list. Other features, like roof covering, deck attachment and connections, can also earn credit, so a different roof shape doesn’t rule you out.
